How Long Does a Turnover Actually Take?
A one-bedroom condo and a four-bedroom beach house are different jobs, and the variable that surprises owners most is laundry rather than floor area.

Bathrooms cost more than bedrooms
A bedroom is a bed to strip and remake, surfaces to dust, and a floor. It is quick and it is predictable.
A bathroom is sanitizing, glass, grout, fixtures, a floor and a full restock, and none of it can be rushed without showing. Two bathrooms in a two-bedroom unit is a materially longer job than one bathroom in a three-bedroom unit, which is why a bedroom count alone tells you very little.
Laundry sets the floor
This is the variable that catches people. If linen is washed on site, the property's machines determine the minimum possible turnover time, and that minimum does not move.
A single domestic washer and dryer handling several sets of bed linen plus towels for a full house is several hours of cycles. A cleaner cannot leave until the last load is dry and beds are made, which means the turnover length is set by the appliances rather than by the person.
Swapping to a linen system, where clean sets arrive and dirty sets leave, removes that constraint entirely. It costs more per turnover and it is frequently the difference between a same-day changeover being possible and not.
How the guests left it
Two identical bookings can differ by hours. A couple who ate out every night leaves a kitchen that needs wiping. Six people who cooked daily, used every pan and left the grill going leave a kitchen that needs an hour on its own.
Sand is the local multiplier. A beach property in season carries sand into tracks, drains, floors and bedding, and removing it properly is slow work that does not show in a photograph of a clean room. What a realistic range looks like
Rather than a number, the honest answer is a structure. A small one-bedroom unit with linen supplied is a short job. A mid-size condo with two bathrooms and on-site laundry runs considerably longer. A large beach house sleeping eight, with outdoor space and on-site laundry, is most of a day for one person and a half day for a team.
Have your property timed rather than estimated. Any cleaner who has done it three times knows the real number, and that number is what your changeover schedule should be built on.
Teams change the arithmetic
Two cleaners do not halve the time on a small property, because they get in each other's way and there is a fixed amount of setup. On a large property they come close, because the work genuinely parallelizes across rooms.
For same-day changeovers in season, a team is often the only way the window works. It costs more per visit and it buys the ability to accept back-to-back bookings, which is usually worth considerably more than it costs.
The first visit is always longer
A new property takes a cleaner longer for reasons that have nothing to do with speed. They are learning where supplies live, how the beds are dressed, which quirks the property has, and what the reference photographs actually show.
Expect the first two or three turnovers to run over, and do not schedule a tight changeover for the first one. By the fourth visit the time settles, and that settled figure is your real number.
Outdoor space is rarely in the estimate
Balconies, patios, pool decks and outdoor furniture take real time and are frequently left out when a turnover is timed. On a Gulf coast property they also collect salt haze, sand and pollen faster than anything indoors.
Decide whether outdoor areas are in the standard turnover or handled on a schedule, then time the property with that answer applied. An estimate that quietly excludes the lanai is not an estimate of your turnover.
Why hurrying is expensive
A turnover compressed below its real duration does not produce a slightly worse clean. It produces a clean where the visible items are done and the detail is skipped, and the detail is what accumulates.
Over a season that becomes a property drifting away from its listing photos, and eventually a review that says so. Booking realistic windows is cheaper than the deep clean that fixes six months of compressed turnovers.
